Members of Canovo Group are licensed real estate agents or brokers in the State of Utah.

You give us

• Email address, when you subscribe to the Utah Investor Report or create an account
• Name, password, and account details, if you sign up or sign in
• Phone number, if you call, text, or submit the “questions” widget, book a strategy call, or ask us to contact you
• Saved searches and other preferences you store on the Site
• Messages you send us (email, text, call notes, forms)
• Calculator inputs you type into the tools (purchase price, rent, rates, and similar figures). We use these to run the tool. We do not treat tool inputs as a client file unless you also contact us about a deal.

We collect automatically

• Device and browser information, IP address, pages viewed, referring URL, and approximate location
• Cookies and similar technologies used to keep you signed in, remember filters, measure traffic, and keep the Site working
• Listing activity (searches, property views, saved listings)

From other sources

• Listing data and photos from UtahRealEstate.com / WFRMLS and related IDX feeds
• Map and location services (for example, Google Maps on listing pages)
• Public records and market data we use in reports and tools

We do not knowingly collect information from anyone under 18.

• Deliver the weekly Utah Investor Report and related emails you signed up for
• Operate the Site: accounts, saved searches, listings, tools, and customer support
• Respond when you call, text, email, or book a conversation
• Provide real estate brokerage services if you become a client
• Improve the Site, understand which reports and listings people use, and fix problems
• Comply with law, MLS rules, and our professional obligations
• Send occasional emails about listings, tools, or events that relate to the Report. You can unsubscribe anytime.

We do not sell your personal information. We do not share your email list with other brokerages or advertisers for their own marketing.

If you submit your phone number through the Site widget or otherwise ask us to contact you, you agree that Canovo Group may call, text, and email you about your inquiry and about Utah investment real estate. Message frequency varies. Message and data rates may apply. Consent is not a condition of purchase.

• Reply unsubscribe or use the link in any marketing email to stop those emails. Transactional or service messages may still be sent when needed.

The Report is a permission-based newsletter. We use Beehiiv (or a similar email platform) to send it. We do not add you to the Report unless you subscribe, and we honor unsubscribe requests.

We share personal information only as needed to run the Site and the brokerage:

• Email / newsletter: Beehiiv (or successor) to send the Report and manage unsubscribes
• Hosting, accounts, and files: our website host, database, and cloud providers (including the infrastructure behind UtahInvestor.com)
• Listings: UtahRealEstate.com / WFRMLS and related IDX providers, subject to their rules
• Maps: Google or similar map providers when a listing page shows a map
• Phone / text: the provider behind the call/text widget and our phone system
• Scheduling: any calendar or booking tool we use for strategy calls
• Service providers who help us with IT, analytics, or professional services, under obligations to protect the data
• Legal / MLS / regulators when required, or to protect our rights, users, or the public
• A buyer of Canovo Group or UtahInvestor.com, if we ever transfer the business

Processors may only use the information to provide services to us.

Listing remarks, photos, and addresses shown on the Site come from the MLS. That content is not “your” personal information, and we display it under IDX rules.

We use cookies and similar tools to:

• Keep you logged in and remember search filters
• Measure traffic and Site performance
• Support security

You can block cookies in your browser. Some Site features (accounts, saved searches) will not work without them. If we add advertising pixels later, we will update this policy.

• Newsletter subscribers: until you unsubscribe, plus a short record so we do not email you again by mistake
• Accounts and saved searches: while the account is open, then a reasonable period after
• Inquiry and client files: as long as needed for the relationship, brokerage record-keeping, and legal retention
• Server logs: a limited period for security and debugging

You can:

• Unsubscribe from the Report using the link in any issue
• Opt out of marketing texts and calls as described above
• Request access to, correction of, or deletion of personal information we hold about you
• Close an account by emailing us

Submit our contact form at utahinvestor.com/contact and choose “Other” with the subject line “Privacy request.” We will need enough information to verify it is you. We will respond within a reasonable time (generally 45 days).

We may decline a request when the law or MLS/brokerage record rules require us to keep the information, or when we cannot verify your identity.

Utah’s Consumer Privacy Act applies only to larger companies than ours. We still honor reasonable access, correction, and deletion requests from people who use the Site.

We use reasonable administrative, technical, and physical safeguards. No website, email, or text is completely secure. Do not send Social Security numbers, wire instructions, or other high-risk information through the Site widget or an unencrypted email.

The Site links to other websites (including listing brokers, Beehiiv archives, and map providers). Their privacy practices are their own. Calculators and proformas are estimates only. See our Terms of Use.

The Site is for adults. We do not knowingly collect personal information from children under 18. If you believe we have, email us and we will delete it.

We may update this policy. The effective date at the top will change. Continued use of the Site after an update means you accept the revised policy. Material changes will be posted on this page.
